About Us: Company ProfileMark Cowling, the company Principal, has sold commercial property from this destination since 1984. During this time the office has been re-branded but the service has continually improved. Mark Cowling joined the company at the Webbers Commercial Office and was soon promoted to become the manager, heading up a team which was being primed to be sold to the Bristol and West Building Society in 1987. The society was keen to rebrand the operation with its own market leaders Hamptons. During this time the group offered high quality commercial property services to the Westcountry business community. Mark Cowling who managed the office through this period remembers well the property difficulties during the recession of the early 1990s. Like several of the other institutions the intricacies and specialist nature of our business was never fully understood by the Bristol and West. The marriage between Estate Agency and Financial Services never really met the anticipated levels and was not as fruitful as the building society had expected. When in 1994 we gained the opportunity of buying the business through a Management buyout back into Independent hands we seized the opportunity. The rest is history and whilst the name has changed with each part of our evolution, greater knowledge and understanding of our clients needs has been learnt. We believe we are as well qualified as any firm to create the property solutions for client requirements. About Us: Why Use Cowling Commercial ? TALK TO US IT WILL COST YOU NOTHING AND WE BELIEVE OUR DIRECT APPROACH, OUR BALANCE AND OUR CONTACTS WILL DELIVER YOU THE SALE YOU REQUIRE Most vendors who start their search for an agent require a few important aspects to their selection. Our message is left deliberately brief and to the point, and is certainly not designed to try and overload a client with lengthy lists of verbiage and eye wash! If you wish to establish our real pedigree and our history then this can be found on our company profile page . In our experience a client requires a firm to:- Find a qualified buyer at the best possible price to meet their timing criterion Whilst the method of achieving this is of critical importance, we stress to our future clients that we will tailor a marketing package to your specific needs. (All commercial properties are different) Testimonials· Why a specialist agent? This is a question which is best answered by some of our clients who have used the 'non-specialists'! 'We have used Mark Cowling's expertise on three sizeable business transactions and on every occasion his advice, professionalism and integrity proved to be spot on. Out of all our business professionals we probably refer his services more than any other'. A former country house hotel owner. 'We first thought that by using a big name agent this would provide us with the best service for the sale of our country house hotel on Exmoor. Much poorer, an onerous contract and several thousand pounds later, we still had no buyer. Mark Cowling found us a buyer at a great figure and we are now happily retired.' Acquisition ServicesWe acquire land and property for Plc's, small companies and individuals. Some would argue that it is at auction were money is made. Many people enjoy the dealing and buzz experienced at acquisition stages, but not to be professionally represented can become a nightmare. Companies will automatically employ a survey / agent to acquire on their behalf as they recognise the benefits, but we urge potential clients as individuals or companies to employ our acquisition service. We are all busy people and you can carry on your daily activities safe in the knowledge that your property purchase is being dealt with by a specialist. You have one point of contact. You may wish to remain incognito. Having your own acquisition agents gives the vendor comfort that you are serious, professional and credible. Third party negotiation lifts some of the emotion and stress from purchasing, allowing the process to be less stressful and more businesslike. Built in value - on larger freehold purchases our service would include a complete service and survey / valuation suitable for loan security purposes recognised by all the main clearing banks. The cost of acquisition can vary dependant on the location etc., but generally 1% of freeholds and 10% of the rent on leaseholds is leavied. Surveys & ValuationsCowling Commercial have an experienced fully qualified surveyor who are able to carry out the following:
Please contact us to discuss which type of survey or valuation you require. Why Have A ValuationWe are a nation where home ownership is very important to us - 'my home is my castle'. However, we are often faced with tangled problems which have occurred due to lack of research by prospective purchasers. Our message is simple - get this important asset properly valued and surveyed. A survey is relatively inexpensive when you consider what it could save you, both financially and in potential heartache. We have recently experienced a couple who bought a small retirement premises in the country with roses around the door. They did not have it valued or surveyed as the owners were 'so nice'. They paid the full price for the property but due to drainage problems and works carried out without Building Regulations their builders bill came in at around £35,000. Money they did not have! We offer a full surveying service from a properly qualified surveyor, a Fellow of the Royal Institute of Chartered Surveyors.
